A proper pool inspection is a systematic evaluation of every system that keeps a pool safe, clean, and functional, not a quick visual walkthrough.

Pool Structure and Surfaces

We examine the pool shell for cracks, delamination, hollow spots, and settling. For plaster and gunite pools, we check for calcium nodules, surface roughness, and staining that signals chemical imbalance or age related deterioration. For vinyl liner pools, we inspect for wrinkles, tears, and bead track integrity. We also evaluate the coping, tile line, and expansion joints around the perimeter, the areas where Charleston’s clay soils and seasonal ground movement cause the most damage over time.

Equipment and Mechanical Systems

Every piece of equipment on the pad gets tested while running, not just looked at. We measure pump amperage and flow rate, verify filter pressure differential between clean and operating states, test heater ignition and temperature rise, check salt chlorine generator output with an independent meter, and cycle automation controls through their programmed functions. If a component is underperforming, we document exactly how and what it means for your pool’s operation and your budget.

For automated systems such as Pentair IntelliCenter, Hayward OmniLogic, Jandy iAqualink, and others, we test relay function, sensor calibration, and scheduled programming to confirm the system is actually doing what the display says it’s doing.

Water Chemistry Analysis

We test free chlorine, combined chlorine, pH, total alkalinity, calcium hardness, cyanuric acid (stabilizer), and salt levels. Beyond the individual numbers, we calculate the Langelier Saturation Index (LSI), a measurement that tells you whether your water is actively corroding your plaster, metal components, and heater, or depositing scale on your salt cell and heat exchanger. Most pool owners have never heard of LSI. It’s one of the most important indicators of long term pool health.

Safety and Code Compliance

We verify barrier fencing against South Carolina residential pool code requirements: self closing and self latching gates, minimum height, no climbable features within the required zone. We check drain covers for VGB (Virginia Graeme Baker Act) compliance, a federal anti entrapment standard. We also inspect pool lighting for proper grounding and GFCI protection, and evaluate deck surfaces for trip hazards, drainage issues, and settling.

Why a Home Inspector Isn't Enough for Your Pool

Home inspectors are generalists who evaluate roofing, electrical, plumbing, HVAC, and structure. Most are not trained or equipped to test pool equipment under load, calculate water chemistry indices, or assess the remaining service life of a pool surface. Many home inspection reports include a disclaimer stating that the pool evaluation is limited to “visual observation only” and recommend hiring a pool specialist.

The difference is significant. A home inspector might note that “the pool pump is running.” A pool professional will tell you the pump is drawing higher amperage than its motor rating, the bearings are showing early failure, and replacement is likely needed within the coming months. That level of detail changes a real estate negotiation.

What Charleston's Climate Does to Your Pool

Pools in the Charleston Lowcountry age differently than pools in other parts of the country. During every local inspection, we specifically evaluate:

Salt air corrosion. Coastal and near coastal salt aerosol attacks exposed metal including heater cabinets, pump housings, electrical junction boxes, and automation panels. We assess corrosion severity on every metal component, especially on properties closer to the harbor, tidal creeks, and barrier islands like Isle of Palms, Kiawah Island, and Seabrook Island.

High water tables. Elevated groundwater across much of Charleston, James Island, and West Ashley can push against the pool shell, causing structural cracking or “popping” in pools that are drained improperly. We check for hydrostatic relief valves and signs of ground pressure.

Heavy organic debris. Live oaks, palmetto fronds, pine pollen, and seasonal blooms create debris loading that overwhelms skimmer baskets and filter elements, reducing circulation and increasing chemical demand.

Soil movement. Charleston’s clay soils expand and contract with moisture cycles, causing deck settling, coping separation, and plumbing stress, particularly at the point where pipes pass through the pool shell or under the deck.

Extended UV exposure. Seven to nine months of direct sun exposure degrades rubber seals, gaskets, O rings, and exposed PVC fittings faster than in shorter season climates, shortening equipment service life.
