Signs of Structural Pool Damage
Not every crack or imperfection signals a structural problem, but certain warning signs should prompt a professional evaluation.
Cracks that extend across the pool wall or floor rather than staying in one localized area. Cracks that reappear after being patched, sometimes in the same location and sometimes nearby. A visible gap where the coping meets the pool shell, or where tile separates from the bond beam. Uneven settling of the pool deck on one or more sides, especially if the gap between the deck and the pool edge is growing over time. Unexplained water loss that continues after ruling out equipment leaks and evaporation. Wet or soft soil on one side of the pool that doesn’t dry even during dry weather. Cracks near fittings, returns, skimmer connections, or where the spa wall meets the pool shell.
Any one of these can indicate structural movement or shell damage. Several of them together suggest the problem is progressing and should be evaluated promptly.
Cosmetic Cracks vs Structural Cracks
This distinction matters because the repair approach is entirely different.
Cosmetic cracks are limited to the pool’s surface layer, typically the plaster or finish coat. They appear as fine hairline lines, often on steps, near the waterline, or in areas of thin plaster application. They do not penetrate the shell, do not cause water loss, and can usually be patched or addressed during resurfacing. They are common in plaster pools and are not a structural concern on their own.
Structural cracks extend through the plaster and into the gunite, concrete, or shell material underneath. They are wider than hairline cracks, may have visible displacement (one side of the crack is higher or lower than the other), and often correlate with water loss. Structural cracks tend to grow over time, especially in areas with active soil movement or hydrostatic pressure. Patching a structural crack with surface material does not solve the problem. The crack will return because the underlying cause has not been addressed.
If you are unsure which type of crack you’re looking at, do not assume it’s cosmetic. A professional evaluation with leak testing can determine whether the crack is penetrating the shell and actively leaking.
Why Diagnosis Comes Before Repair
Applying a patch to a structural crack without understanding what caused it is one of the most common and costly mistakes in pool repair. The crack returns, the patch fails, and the homeowner pays again for work that didn’t address the root cause.

Diagnosis determines the repair. A cosmetic crack that isn’t leaking gets a different treatment than a structural crack that’s allowing water to seep into the surrounding soil. Treating both the same way wastes money on one and fails to solve the other.
Where Structural Damage Occurs
Structural problems can develop in several areas of the pool, each with different causes and implications.
Pool shell walls and floor. Cracks in the gunite or concrete shell are the most common form of structural damage. They can result from soil movement, improper compaction during original construction, tree root pressure, hydrostatic force from high groundwater, or age related settlement. Cracks along the floor or running vertically up the walls are especially concerning because they often indicate movement in the underlying soil.
Bond beam. The bond beam is the reinforced concrete ring at the top of the pool shell where coping and tile attach. Cracks in the bond beam often appear behind the tile line and may not be visible without inspection. Bond beam failure can cause tile and coping to separate and allows water to escape behind the pool structure.
Skimmer, return, and fitting penetrations. Anywhere a pipe, fitting, or fixture passes through the pool shell is a potential weak point. Structural movement can separate these connections from the shell, creating gaps that leak. These areas are common sources of water loss that are often misdiagnosed as equipment problems.
Expansion joints and coping connections. The joint between the pool coping and the surrounding deck absorbs movement between two independent structures. When expansion joint material deteriorates or the gap exceeds its designed range due to soil movement, water infiltrates behind the pool shell and accelerates damage.
How We Repair Structural Damage
The repair method depends on the crack type, severity, location, and whether the crack is actively leaking.
Torque Lock Structural Staples
For structural cracks that need permanent stabilization, we use Torque Lock Structural Staples. These are patented compression staples designed specifically for swimming pool shells. They are installed across the crack at regular intervals, and when torqued to specification, they apply controlled compression that physically prevents the crack from widening or propagating further.
Torque Lock Staples address the root cause of crack growth, not just the symptom. Surface patches and standard staples do not apply compression. They bridge the crack but do not resist the force that caused it to open. Torque Lock’s controlled compression is what makes the stabilization permanent rather than temporary.
Epoxy Injection
For cracks that are leaking through the shell, epoxy injection fills the void with structural adhesive that bonds to the surrounding concrete or gunite. The epoxy seals the crack through its full thickness and restores the watertight integrity of the shell at that point. Epoxy injection is effective for cracks that are not actively expanding but are allowing water to pass through.
Underwater Structural Repairs
Many structural repairs can be performed underwater without draining the pool. This is a significant advantage in Charleston’s high water table areas, where draining a pool creates hydrostatic pressure risk. A pool that is emptied in a high water table zone can “pop” or float out of the ground if the weight of the water is removed without managing the groundwater pressure beneath the shell.

Why Structural Problems Get Worse in the Lowcountry
Charleston’s geology and climate create conditions that accelerate structural pool damage.
Clay soil movement. The Lowcountry’s clay soils expand when wet and contract when dry. This seasonal cycle shifts the ground beneath and around the pool, putting lateral and vertical pressure on the shell. Pools built on improperly compacted fill are especially vulnerable.
High water tables. Elevated groundwater across Charleston, James Island, West Ashley, and many inland areas exerts hydrostatic pressure against the pool shell from underneath and from the sides. This pressure can push the pool upward (especially when drained), create cracks in the floor, and stress plumbing penetrations. After heavy rains or tidal flooding events, groundwater levels rise further and increase this pressure.
Salt air corrosion. On coastal and near coastal properties, salt laden air corrodes exposed rebar and metal reinforcement where cracks have allowed moisture to reach them. Once rebar begins to corrode, it expands, which widens existing cracks and creates new ones from within the structure.
Storm events. Hurricanes, tropical storms, and heavy rain events can saturate soils rapidly, increasing hydrostatic pressure and shifting ground. We recommend structural inspections after major storm events for pools that show any signs of prior settlement or cracking.
